How the process works

Starting Off…

After the initial enquiry from you, we will ask for photos (whatsapp or email) any info you have such as size, defects etc. We will then advise on an estimated cost, if you are still interested at this point we will arrange to visit and do a test clean and firm up the quote.

Usually, any restoration will be carried out a day or two before cleaning. We will then remove any existing sealant, paint, adhesives, dirt etc. We have a wide range of techniques to do this to ensure that your floor is not damaged by the process. Relevant solution(s) are then applied to the floor. The solution is then left to dwell for a period. They are worked into the surface by using a weighted rotary cleaner, with appropriate cleaning pads.

The floor is then rinsed with our powerful fresh water extractor system this removes all the loosened dirt, old seal etc from the floor surface.

The next stage is normally to acid rinse the floor, this helps to remove ant grout haze there may be, it also helps treat any efflorescence issues there may have been (a common issue with old floors where no damp membrane is fitted and has been covered over), whilst also helping with the adhering of any sealant to be applied.

The floor is then rinsed again to neutralise and allowed to dry out, usually at least overnight. Once dry and checked for damp with a meter the appropriated sealers can be applied, the sealers range from impregnating sealers which will in the main give a matt appearance or topical sealers which can give a mid to high sheen, these do give the floor the ’wow’ factor. We will discuss and advise on the appropriate seal for your floor. Depending on the seal it will range from a few coats to several. On completion it is advised to keep foot traffic to a bare minimum for the next few hours. The seals take 24 hours to cure fully, however, they can take traffic before this.

Maintaining your floor

When completed we will leave you some tips on maintaining the floor, once the floor is sealed any dirt will not be on the tile as such, the seal will be offering protection from dirt and limited staining.

To maintain its appearance, we will leave you a bottle of professional cleaner which will clean the floor and help maintain the seal. This is basically mopped on and mopped off, as simple as that! All seals will start to breakdown after 2-3 years or depending on high foot traffic areas, the seal can be topped up periodically maintenance programmes to maximise your floors appearance are available on request.
